Q: Who pays for and schedules the Home Inspection?

A: The Home Inspection fee is included in the $795 admin fee and the QB Team schedules it with you(agent)

Q: Who pays for and schedules the additional inspections if they are needed (clear well and septic report, clear wood boring insect or pest certification)

A: These are additional costs that need to be covered by the seller (if the inspections are applicable). They can be scheduled by the seller and then the reports submitted to the QB Team(for their review) or the QB Team can schedule them on the seller’s behalf, with the cost to be covered as an additional fee at closing.

Q: Who covers the cost of good and marketable title?

A: Any additional cost to the seller for the cost of any standard and customary closing fees will be the responsibility of each party to the transaction.

Q: What specific functions will the brokerage need to be responsible for with regards to utilities, clean, landscaping, etc, for a property once it becomes inventory?

A:  The brokerage will be responsible for utilities, cleaning, landscaping for the home while it is in inventory through close, as well as coordinating with local vendors to get these services lined up. All approved expenses are reimbursable to the brokerage by Moving Station/QuickBuy.

Q: On any repairs, improvements – I understand Moving Station will pay vendors directly. However, is your expectation that the brokerage provide names of recommended local vendors for said services, or are you coordinate directly to find them?

A:  For major repairs and CapEx, Moving Station will typically identify and send the crews, in addition to paying the bills.  That said, we are always interested in good local contractors and will also inquire with you about those resources.   For small jobs, if we use your local vendor, we may ask that the broker fill out a reimbursement request form and show proof of payment; we disburse funds multiple times per week and can set up an ETF transfer if desired to speed it payment.   To be noted, with CapeX,  we do work with the agent to verify work performed at the property.   We request proof from the vendor via pictures for completion of repairs, but we want another set of eyes to walk the property (to confirm all work on an invoice has been completed).    

 

Q: Are we to assume Moving Station is taking care of property taxes, HOAs, etc?

A: Yes, Moving Station will manage those items.

Q: Who is responsible for the transfer tax?

A: The cost of any standard and customary closing fees, to include transfer taxes, will be the responsibility of each party to the transaction.

Q: What about any leased equipment…water softeners, security systems, solar panels, etc. Does Moving Station take on those leases and pay directly to vendors? 

A: If we are absorbing the leases with the acquisition of the property, then we ask that the broker pay these and get reimbursed,  similar to the utility reimbursement. 

Q: $795 program fee with Lock—paid off the HUD or paid at time of contract signing?

A: This fee(as a part of any QuickBuy transaction) is collected at closing from seller proceeds, off the closing statement.
